Rental property handover checklist
A clear repair list helps homeowners and property managers coordinate the work before the next handover. Use this checklist to prepare a quote request and agree on the scope.
1. Make one room-by-room list
Walk through each room and record the location of every task. Separate repairs from cleaning and take a close photo plus a wider photo showing where the issue sits. Include inspection notes where available.
2. Check doors and fittings
Record sticking doors, loose handles, damaged jambs, cupboard fittings, wardrobe tracks and cavity sliders that do not run properly. Photograph the existing hardware to help identify suitable replacement parts. See our door and cavity slider repairs.
3. List walls, ceilings and wet-area repairs
Note dents, holes, damaged skirting, missing grout and deteriorated silicone. Include room names, approximate repair sizes and paint details. Flag leaks or recurring moisture so the cause can be investigated before cosmetic work. Explore patching and painting and grout and silicone repairs.
4. Review outdoor areas
Identify lawns, weeds, garden waste, dirty paths and accessible gutters that need attention. Add photos of access points and the overall area. Flag loose deck boards or handrails for assessment. Browse outdoor maintenance services.
5. Schedule repairs before the final clean
Where practical, arrange dusty repairs and painting before cleaning. Confirm drying time, access, electricity and water availability. Describe the clean required and agree on extras such as wall washing, windows or outdoor areas rather than assuming they are included.
6. Send a complete quote request
Include the property address, numbered task list, photos, access contact, preferred timing and who will approve the work. Mention any owner-supplied parts. A clear list helps us provide an itemised quote and identify tasks needing a separate specialist.
This checklist helps organise maintenance; it is not a condition report or a guarantee of a bond refund.
Common questions
Can repairs and cleaning be included in one enquiry?
Yes. Send both lists with the handover date. We confirm the scope, availability and sequence before scheduling.
Should I send photos before booking?
Yes. Photos help clarify the work and materials involved. Some faults or larger repairs may still need an inspection before a fixed scope can be confirmed.
